AreaSnap is a product of PropKitCo, a brand operated by Byzantine Glam, LLC, a Texas limited liability company. In these Terms, “PropKitCo”, “we”, “us”, and “our” refer to Byzantine Glam, LLC.

1. Acceptance of Terms

By installing or using the AreaSnap Chrome Extension (“AreaSnap”, “the Extension”, “the Service”), you agree to be bound by these Terms of Service. If you do not agree, do not install or use AreaSnap. These Terms form a legally binding contract between you and PropKitCo.

2. Description of Service

AreaSnap is a Chrome browser extension that displays neighborhood data for real estate listings. When you view a listing page, AreaSnap detects the ZIP code and shows in the browser side panel:

Walk, Transit, and Bike scores (Walk Score)
Census demographics — population, median age, income, home values (US Census ACS)
Top nearby schools (NCES)
Nearby amenities (Google Places)

AreaSnap is intended for use by real estate professionals as a research aid. Data comes from third-party and public sources and may be incomplete, delayed, or inaccurate. It is not a substitute for independent verification or professional advice.

3. Account Registration

To use AreaSnap, you must create an account using a valid email address and password (or a Google account). You agree to:

Provide accurate, current information during registration
Maintain the security of your password
Notify us immediately of any unauthorized access
Be responsible for all activity that occurs under your account
Be at least 18 years of age

4. Pricing and Credits

AreaSnap is credit-based. There is no subscription and nothing recurring.

Free on every ZIP code: Walk/Transit/Bike scores, population, and median age, at no cost and with no credit card.
1 credit = 1 ZIP code: Spending one credit unlocks median household income, median home value, top nearby schools, and nearby amenities for that ZIP code. The unlock is permanent — you may view that ZIP code again at any time at no additional cost.
Credit packs: 1 ZIP code for $4.99, 5 for $19.99, 10 for $34.99, or 25 for $74.99. Credits do not expire.

Prices are displayed at checkout before you pay and are subject to change. A price change never affects credits you have already purchased.

5. Billing and Payment

Credit packs are one-time purchases processed by Stripe — there is no recurring charge and nothing to cancel
Credits are added to your account once Stripe confirms the payment
Credits have no cash value, do not expire, and are not transferable between accounts
All payments are processed in USD
You are responsible for any applicable taxes

6. EEA Consumer Rights (Right of Withdrawal)

If you are a consumer located in the European Economic Area (EEA), you have a 14-day right of withdrawal under EU Directive 2011/83/EU.

Important: By spending a credit to unlock a ZIP code, you expressly consent to immediate provision of digital content and acknowledge that you lose your right of withdrawal for that credit once the data is delivered. This is in accordance with Article 16(m) of Directive 2011/83/EU.

Refunds: If you have not spent any credits from a purchase, contact us within 14 days of that purchase for a full refund. Contact areakitpro@gmail.com.

7. Acceptable Use

You agree NOT to use AreaSnap to:

Violate fair housing laws or any anti-discrimination regulations
Use demographic data to steer clients on prohibited bases (race, religion, national origin, etc.)
Scrape, harvest, or bulk-download data from the service
Resell, redistribute, or commercialize the data service itself
Reverse engineer, decompile, or attempt to extract source code
Use automated scripts or bots to abuse the service
Share your account credentials with others
Attempt to access paid ZIP code data without spending a credit
Use the service for any unlawful purpose

Violations may result in immediate account termination without refund.

8. Data Accuracy Disclaimer

AreaSnap displays data from third-party and public sources (Walk Score, US Census ACS, NCES, Google Places). You are solely responsible for verifying data before relying on it or sharing it with clients. We make no warranty that:

Displayed data is accurate, complete, or current
Data reflects the specific property rather than the surrounding ZIP code area
School information reflects current enrollment boundaries or ratings
Data complies with fair housing or advertising rules for your intended use

Always verify neighborhood details independently before making or advising on any real estate decision.

9. Intellectual Property

AreaSnap, including its source code, design, branding, and trademarks, is owned by Byzantine Glam, LLC. You may not copy, modify, distribute, or create derivative works of the Extension without written permission. Third-party data remains subject to the terms of its respective providers.

10. Service Availability

We strive to provide a reliable service but make no guarantee of 100% uptime. Scheduled maintenance, third-party outages (Supabase, Walk Score, Census, Google, Stripe), or browser changes may temporarily interrupt service. We are not liable for losses arising from service interruptions.

11. Limitation of Liability

To the maximum extent permitted by law, Byzantine Glam, LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, lost data, or business interruption, arising from your use of AreaSnap.

Our total liability for any claim related to AreaSnap shall not exceed the amount you paid us in the 12 months preceding the claim, or $100 USD, whichever is greater.

Nothing in these Terms limits your statutory consumer rights under EEA or other applicable law where such limits are not permitted.

12. Termination

You may stop using AreaSnap at any time by uninstalling the extension and/or deleting your account. We may suspend or terminate your account if you violate these Terms. Upon termination, your right to use the Service ends immediately, and you remain responsible for any unpaid charges.

13. Changes to These Terms

We may update these Terms from time to time. Material changes will be notified via email or in-app notice at least 30 days before they take effect. Your continued use of AreaSnap after the effective date constitutes acceptance of the updated Terms.

14. Governing Law

These Terms are governed by the laws of the State of Texas, United States, without regard to conflict of law principles. Any dispute arising from these Terms shall be resolved in the courts of the State of Texas.

EEA consumers retain the right to bring claims in their country of residence under applicable EU law.
